Refund Eligibility: Customers who have paid for a rental apartment in advance but later decide not to proceed with that particular unit due to personal preferences or reasons unrelated to the property's condition or our services are eligible for a refund.
Refund Process:
- Notification: To initiate the refund process, customers must notify us of their decision to change apartments within 5 days of the initial payment.
- Property Selection: Customers are welcome to choose an alternative apartment from our available inventory. The selected apartment must be within the same price range as the initially booked unit.
- Verification: Our team will verify the eligibility of the chosen alternative and confirm the price match.
- Refund Request Submission: Once the alternative apartment is approved, customers will be required to submit a formal refund request, clearly stating the reason for the change.
- Processing Time: Refund requests will be processed within 5 working days of receiving the formal submission.
Refund Conditions:
- The refund policy is applicable only to customers who have paid in advance for a rental apartment and wish to change to a different unit within our available inventory.
- Refunds are not applicable for reasons related to the condition of the originally booked property or any service-related issues.
- Customers must comply with the specified timeframe for notification and the selection of an alternative apartment.
Exceptions:
- Refunds will not be issued for changes to apartments that are not part of our company's inventory.
- Refunds are not applicable once the customer has moved into the initially booked apartment.

RENTING TERMS
1. Commitment Fee:
- A commitment fee of 100,000.sh is required upon signing the lease agreement. This serves as a security deposit and will be refunded within 6 days after the tenant vacates the premises, subject to the terms and conditions outlined in the lease agreement.
2. Security Deposit Usage:
- The commitment fee is held as a security deposit to cover any damages to the apartment beyond normal wear and tear during the lease term. Deductions may be made for repair or replacement costs incurred.
3. Lease Duration:
- The standard lease duration is 2 months. Early termination may be subject to additional fees as specified in the lease agreement.
4. Identification Requirements:
- Prior to renting an apartment, tenants are required to provide a valid government-issued photo ID or passport for verification purposes.
5. Rent Payment:
- Rent is due on the 5th day of each month. Late payments may incur additional charges as outlined in the lease agreement.
6. Maintenance and Repairs:
- Tenants are responsible for reporting any maintenance issues promptly. Emergency repairs will be addressed immediately, while routine maintenance will be scheduled at a convenient time.
7. Utilities:
- Unless otherwise specified in the lease agreement, tenants are responsible for all utility payments, including electricity, water, gas, internet, and cable.
8. Subletting:
- Subletting the apartment is strictly prohibited without prior written consent from Swift Lease Apartments.
9. Inspection Upon Move-In/Move-Out:
- An initial inspection will be conducted upon move-in, and tenants are encouraged to document any existing damages. A final inspection will be carried out upon move-out.
10. Notice of Vacancy:
- Tenants are required to provide written notice of intent to vacate at least 14 days before the end of the lease term.
11. Termination of Lease:
- The lease may be terminated by either party with proper notice and in compliance with the terms outlined in the lease agreement.
12. Property Access:
- Swift Lease Apartments reserves the right to access the property for maintenance, repairs, or emergency situations. Notice will be provided unless immediate access is required.
13. Compliance with Rules and Regulations:
- Tenants are expected to comply with all community rules and regulations as outlined in the lease agreement.
